At Keller Williams Ottawa Realty, we promote high service standards for our seller clients. We are proud of the services offered by our independent sales representatives who have been chosen by thousands of sellers around Ottawa to successfully sell their homes. We believe that sellers need to decide carefully who will represent them. Here are some guidelines that may help sellers making that important decision on moving and choosing a sales representative.   
1.     Know why you are moving – Your motivation to sell will have a great deal to do the timing, preparing your home to sell and pricing your home
2.     Find a sales representative – it is important to feel confident and comfortable with your sales representative – interview 2 or 3 if necessary to find the best person to represent you. 
3.     What to expect from a full service real estate sales representative:
·       Tours your home to note the size, layout and features
·       Will describe to you the type of representation you can expect from a real estate sales representative – the difference between the service deliverables of agency representation and customer service  
·       Interviews you to understand your plans and needs for moving
·       Gives you the chance to interview him or her about how he or she will represent your interests
·       Will request information about monthly operational costs of your home and some documentation
·       Can advise you about coordinating a purchase with the sale of your existing home
·       Provides you with a market analysis  regarding recent sales in your neighbourhood so you can make an educated decision on pricing
·       Recommends home improvements if applicable that could attract buyers
·       Provides you with a marketing plans and options  that will include a staging plan, timing of marketing, MLS exposure, feature sheets, open houses if applicable, offer process and more
·       Will write up a listing contract once price, marketing dates and inclusions/ exclusions are established
·       Measures your home and lists all upgrades you have done
·       Will describe to you the appointment process and office support that is available to book appointments on your home. Real estate offices that are open evenings and week-ends for booking appointments provide more opportunity to ensure your home is seen by potential buyers
·       Will network with other sales representatives who sell regularly in your neighbourhood
·       Will provide you with updates and feedback from showings Can provide you with names of lawyers so you can have one ready when an agreement has been made with a buyer
·       Guides you through the process of marketing your home
·       When an offer comes in, contacts you as soon as possible to arrange to present it to you
·       Will advise you on response to offers that come in so you can make informed decisions
·       Negotiates on your behalf, dutifully in accordance with your instructions
·       Once an agreement has been reached your sales representative will follow-up to ensure that important timely deadlines on conditions are met, keeping in touch with you on any new developments related to the agreement  
·       Delivers to you a final copy once all conditions have been met, satisfactory to the buyer
·       Sends your agreement to your lawyer
·       Can help you purchase a new home
